Arguineguín Property Guide: Living, Buying & Investing in South Gran Canaria
A working fishing port that became one of the south coast’s most authentic places to buy
This Arguineguín property guide starts at home: Arguineguín is the town Syden Eiendom calls home, our office sitting on Carretera General 20, a few minutes’ walk from the harbour.
Unlike purpose-built resorts further along the coast, Arguineguín kept its working fishing port, its Sunday market, and its own community — while still offering beaches, restaurants and a real estate market that keeps growing.
Where Arguineguín Sits on the Map
Arguineguín is the main town of the municipality of Mogán, on the south-west coast of Gran Canaria, roughly halfway between Maspalomas and Puerto Rico. It’s reached via the GC-1 motorway (about 25 minutes from the airport) or the slower, prettier GC-500 coast road, and has regular bus connections to Playa del Inglés, Puerto Rico and Mogán town. Like the rest of the south coast, it enjoys one of the sunniest microclimates in Europe, with well over 300 days of clear skies a year.
A Fishing Village That Never Stopped Fishing
What sets Arguineguín apart from many south coast resorts is that it was never built for tourism — it grew around a real fishing economy, and much of that identity survives today. Long before the marinas and hotels arrived, families here worked small wooden boats just offshore, landing parrotfish, vieja and grouper by hand line. The whitewashed hermitage dedicated to Nuestra Señora del Carmen, patron saint of sailors, still stands as a reminder of that history.
That heritage is celebrated every summer during the Fiestas del Carmen, a tradition going back more than 60 years. The statue of the Virgin is carried by boat in a maritime procession from the port of Arguineguín to the port of Mogán, escorted by a colourful fleet of fishing and leisure boats, with fireworks over the harbour to close the celebrations — one of the most photographed events on the south coast calendar.
Beaches, Marina & Daily Life
Arguineguín’s own beach, Las Marañuelas, sits right along the seafront promenade in the centre of town, while Playa del Pajar, a little further along in the El Pajar neighbourhood, is known for its fine sand and handful of traditional seafood restaurants. The harbour itself is still very much a working port — brightly painted fishing boats share the marina with leisure craft, and daily life still revolves around the seafront, the town’s cafés, and its lively Thursday street market.
For everyday living, the town has large supermarkets, two small shopping centres, pharmacies, medical centres and schools, with the Mogán Mall just a 10-minute drive away for a bigger shopping trip. Restaurants split naturally into two categories: international-menu spots aimed at visitors, and the more traditional Canarian restaurants clustered around the port, where the catch of the day genuinely comes straight off the boats.
The Real Estate Market in Arguineguín: Property Guide Insights
Because Arguineguín grew as a real town rather than a resort development, property here tends to offer more square metres for the same budget than the purpose-built complexes closer to Puerto Rico or Maspalomas — while still being a short walk from the beach and harbour. Based on Syden Eiendom’s own valuation data for the Arguineguín and neighbouring Patalavaca area, average prices currently sit in the 2,400–3,400 €/m² range, with resale apartments at the more affordable end and new-build or sea-view properties in Patalavaca and Loma Dos pushing towards the top of that range.
The area appeals to two quite different buyer profiles: those looking for a genuine year-round home in a real Canarian town, and investors drawn to steady holiday-rental demand thanks to the beach, marina and walkable town centre. Why Buy in Arguineguín with Syden Eiendom
We’re not just active in Arguineguín — we’re based here. Our office on Carretera General 20 has been part of the town since 2009, and our multilingual team (Norwegian, English, Spanish, French, German, Swedish and Italian) knows the difference between one street and the next, which matters when two apartments a few hundred metres apart can have very different rental potential.
Beyond the sale itself, our team covers what buyers usually have to arrange separately elsewhere: Linn Henriksen’s background in Spanish property law for contracts and due diligence, Yamile Trejo Hidalgo for NIE applications and tax matters, and Ayla Lacoste Henriksen’s Home Staging service to help sellers present their property at its best. Frequently Asked Questions
Is Arguineguín a good place to invest in property?
Yes. Arguineguín combines a real, year-round local economy with steady tourism demand around its beach and marina, which supports both long-term value and holiday-rental income — without the price premium of purpose-built resort complexes nearby.
What is the average price per m² in Arguineguín?
Based on our own valuation data for Arguineguín and Patalavaca, prices currently range from around 2,400 to 3,400 €/m², depending on distance to the sea, views and whether the property is a resale or new-build.
How far is Arguineguín from Gran Canaria Airport?
About 25 minutes by car via the GC-1 motorway. The town is also well connected by bus to Playa del Inglés, Puerto Rico and Mogán.
Is Arguineguín touristy, or is it a real local town?
Both. It’s a genuine working fishing port with its own community, market and fiestas, that also welcomes tourists and international residents — which is exactly why many buyers prefer it to purpose-built resort areas.
Can foreigners buy property in Arguineguín easily?
Yes. EU and non-EU citizens can buy freely in Spain with an NIE (foreigner identification number), which our team can help you obtain as part of the buying process. See our full Buyer Guide for a step-by-step overview, or check our general FAQ for more questions.
